'Location currently not available' on Desktop\<New Folder>

[This post is being updated to reflect later diagnostics.]
Unexpected behavior: XYplorer displays 'Location currently not available' when navigating to a folder located under %userprofile%\Desktop that's been created by another application while XYplorer was already running.
Parameters:
Windows 10 64-bit ver 16299.192
XYplorer ver 18.60.01, licensed (lifetime pro)
Steps to reproduce:
0. Start XYplorer.
1. Use Windows Explorer (or any other non-XYplorer application) to create new folder on Desktop
2. Switch to XYplorer, select 'Desktop' in directory tree
3. Click on the newly created folder in the pane
4. Get error message: 'Location currently not available'.
Additional Info:
1. Attributes or Bitdefender seem to be non-issues, since the folder is RW-able from outside XYplorer as soon as it is created.
2. XYplorer cannot open the folder while still running. Closing and restarting XYplorer allows it full access as expected.

What happens when you create that folder with XYplorer?
- Did you try it with a fresh XYplorer instance?
- Can you navigate that new folder with WE right after creating it?
- Where exactly is your real desktop folder located?
Can't replicate that behavior with 18.60.0001 on W10 RS3...

1. If I create a folder from within XYplorer, the erratic behaviour (calling it 'bug' for now for brevity) does not occur.
2. Opening the problematic folder from a new XYplorer instance does not cause the bug.
3. If I use WE (or any other program via some sort of 'save as' procedure) to create a new folder, I can open/read/write to it in said program, but I cannot navigate to it in XYplorer (still getting 'location not available').
4. My desktop folder resides in %userprofile%\Desktop. I have, however, moved the %homedrive% from the default C: to another (non-SSD) HDD. I have had no issues with this for at least half a year in any other application, do you think this could be causing XYplorer's hiccup?
So, to summarise with these new findings:
The bug only occurs if I try navigating to a folder created by another application while XYplorer is already running. I can replicate that one reliably, however.

No such issue here. (My %homedrive% is C: though; however I cannot see how this would cause the issue)

Happening to me also although it can occur solely on tasks within XYplorer and/or also using voidtools Everything

This also happened to me today, on a new folder, created by some software package I was installing. I clicked on the folder and got : 'Location currently not available'.
After being bewildered for quite a while, my solution was to just exit XYplorer and restart it.
(Sorry, I wouldn't be able to re-create this).

Can confirm and is reproducible on my system.
Windows 7 Enterprise SP1
Xyplorer 18.90 (pro), licensed lifetime
1. Xyplorer running
2. Right click menu, New -> New Folder "New Folder"
3. Folder name is highlighted, edit name, return
4. Double-click to enter folder --> "Location currently not available"
Note that the folder is accessible using Windows Explorer.
This does NOT occur using right click "New Items" -> "New" (folder item selection).
Same issues if commands accessed from Edit selection in main menu.
If XYplorer closed and reopened then no issues accessing new folders.

I've searched but not found if there's been an updated to this.
I posted about this a while ago Don but I became convinced it must just be me. For some reason I simply don't understand, the issue seemed to rectify itself for a while. I've seriously no idea why. It's just started happening again in exactly the same way.
If I create a folder anywhere with another application (e.g. 7-zip) I get the 'location unavailable' message if I try to use XY to navigate to it. It doesn't have to be the desktop, it can be anywhere on the same drive.
In addition, If I drag a folder onto the breadcrumb trail to move it, or if I simply move it using XY, for instance into another folder, I get exactly the same 'location not available' message.
Even using the 'move to new subfolder' command results in the 'not available' message.
However, If I select a folder and move it to another drive by any means (new subfolder etc) all works perfectly well and I can access the new folders.
As has been mentioned, if I close down and restart XY all is perfect and I can access everything.
